FOR THE SALE OF YOUR PROPERTY

  1. Prepare a competitive market analysis of your property and determine the best possible list price for your property in today’s market.
  1. Complete and review a listing agreement with you.
  1. Prepare the property for sale. Spend as much time needed to go over the entire property with you, both inside and outside. I will make a list with you of suggestions and recommendations about your property so it will show at its very best during its time on the market.
  1. If permitted, install a lock box and for sale sign.
  1. Create a professional information sheet highlighting the key selling points of your property for prospective buyers.
  1. Conduct a company tour for the sales associates and brokers in my office.
  1. Professionally represent your property on the Multiple Listing Association service and as a result of posting the property on the database, your property will be exposed to every agent in the area.
  1. Realtor open houses.
  1. Professionally create, produce and send flyers about your property to agents in the MLS Association.
  1. Market your property to the community of South Florida via correspondence of email, internet, and mail to connect with the appropriate buyer/investor.
  1. Advertise your property in pertinent local community newspapers as well as national publications.
  1. I have established and constantly work to maintain a high rapport with professionals in various organizations of the South Florida community. I strive to motivate agents to show and sell your property through my many personal contacts.
  1. Placing your property on the Sovereign Realty websites and also through Real Estate Advertisements in local publications.
  1. If your property is commercial, prepare an advertisement and announcement on the site loopnet.com that has been a highly effective specialized site in marketing commercial properties.

As we begin our seller/agent relationship, I give you my personal commitment through hours of direct communication regarding the current market and marketing of your property to potential buyers. I will verbally keep in touch with you at least once a week as my work progresses for you and provide you an email report ever 4-6 weeks to fully inform you of the work and marketing done on your property. I will pre-qualify all purchases to the best of my ability and keep the buyer informed of all current financing programs available.

In closing your transaction, I will constantly keep you informed as to the progress of your contact from the time of signing until the close of your sale. I work hard to handle any situation that may arise with mortgage bankers, escrow agents, appraisers, underwriters, inspectors and other agents during the time of escrow up to the actual closing of the sale. I will go with you to the signing of your closing documents. The above marketing program is my commitment to you!
